Scope of Services

  • Pre-development — Feasibility, site strategy, budget development, delivery method, and assembly of the project team — architect, GC, legal, accounting.

  • Procurement — RFP and RFQ processes for design and construction teams, bid leveling, and contract negotiation support.

  • Budget and schedule control — Sources-and-uses tracking, change-order review, contingency management, and monthly owner reporting.

  • Draws and compliance — Lender and CDE draw packages, tax-credit compliance during construction, and audit-ready documentation.

  • Owner decisions — FF&E, AVL and technology systems, phasing, and occupancy planning — the decisions only the owner can make, made with full information.

  • Closeout — Punch list, lien waivers, warranties, and a clean handoff to operations.

Engagement model

MRC serves as an extension of the owner’s staff — typically a monthly retainer scoped to project phase, from pre-development through stabilization. For projects MRC also finances, owner’s representation continues seamlessly from the closing.
